Andrew G. Wells has been a partner of the firm since 1996.  Andrew’s area of practice is focused on real estate acquisitions for residential use, subdivision development, mixed-use resorts and residential developments and the settling of mortgages on behalf of local and foreign lenders.  Andrew enjoys a good reputation for his careful and thorough advice on title issues relating to land acquisitions and mortgages over real estate.  He has a wealth of experience in securing appropriate governmental approvals on behalf of foreign investors and clients involved in foreign currency financing transactions.  His clients include a number of leading Bahamian banks, foreign financial institutions, foreign hotel owners and second homeowners.  Andrew also handles Estate, Immigration and General Corporate matters including incorporations.  He has also been involved in several joint venture projects including joint ventures involving the acquisition and development of properties for re-sale. 

Transactions on which he has recently worked include:

  • Representing real estate developers in the purchase, development and re-sale of subdivisions.
  • Advising foreign lenders seeking to secure legal mortgages over real estate in The Bahamas as security for foreign currency loans to residents and non-residents and securing the appropriate governmental and Central Bank of The Bahamas approvals.
  • Advising foreign lenders on the remedies and rights of foreign mortgagees.
  • Representing several clients acquiring local hotels and securing the real property tax exemption and the duty free importation of building materials under the Hotels Encouragement Act.
  • Advising international lenders on various aspects of financing hotels and commercial concerns in The Bahamas.
  • Representing a commercial conglomerate in the sale of an office building in a prestigious commercial complex in Nassau.
  • Conducting due diligence on behalf of purchasers in relation to corporate acquisitions.

Andrew is the firm’s Bahamas Chamber of Commerce representative.
